Where to stay for the Mummers Parade, Dec 31–Jan 2

Mummers in sequined costumes strutting south on Broad Street past City Hall in Philadelphia on New Year's Day

Short answer: for two people on those dates, book an entire one-bedroom apartment in or beside Center City and walk to the parade. In our Philadelphia inventory, the listing that fits that brief most exactly is Ramblei near Chinatown & CenterCity | 1Bedroom-A, a one-bedroom apartment for two in Callowhill, close to City Hall, Reading Terminal Market and Chinatown. Nightly rates move with the holiday, so treat $2,500 as your total target and check what the real number comes to with taxes and fees for December 31 to January 2 before you commit.

The thing most visitors don't grasp until they're standing in it: the Mummers Parade is not a thing you drive to. It starts at City Hall on the morning of January 1, loops around the building, then heads south on Broad Street to Washington Avenue, about a mile and a half across thirteen blocks. Broad Street closes to traffic from South Penn Square down to Washington Avenue from seven in the morning until the last brigade clears, and you can't cross it while the parade is moving. Parking restrictions along the route start days ahead, from December 28. Where you sleep decides your whole morning.

Sleep inside the walking radius, not outside it

The parade route is a wall through the middle of the city for most of New Year's Day. Cars going anywhere must detour north of City Hall or south of Washington Avenue. SEPTA runs a Sunday schedule on the holiday, and the city points visitors at the Broad Street and Market-Frankford lines rather than their own cars. All of which argues for one thing: stay where your feet can get you to Broad Street and back without crossing it twice.

That makes Center City and its edges the obvious ground, and it's where we keep most of our smaller apartments. We also have homes in Old City, Rittenhouse Square, Queen Village, South Philly, University City, North Philly near Temple, and Chinatown, which is useful for the second half of this trip: Independence National Historical Park sits in Old City, and the Fancy Brigade Finale happens indoors at the Pennsylvania Convention Center on Arch Street, with two shows on January 1.

If you're a food traveler, there's a quieter argument for the Chinatown and Callowhill side of Center City. Reading Terminal Market and Chinatown are both a short walk from there, and you're within reach of City Hall without being on top of Broad Street when the string bands tune up at dawn.

The one-bedroom that actually matches the request

Ramblei near Chinatown & CenterCity | 1Bedroom-A is a one-bedroom apartment in Callowhill that sleeps two. It's a lower-level unit with its own entrance round the back, which means you come and go without passing anyone, a small thing that becomes a large thing on a night when half the city is out. Queen bed, a lounge chair, a TV in the dining area, and a compact kitchenette with an induction cooktop, mini fridge, microwave and coffee maker. Washer and dryer, heating, WiFi, towels and linens provided. Street parking exists in the neighborhood, though we can't hold a space for you, and we'll point you to nearby garages if you're driving in.

Be clear-eyed about the kitchen: it's a kitchenette built for breakfast, reheating and a late-night assembly job, not for roasting a bird. On this particular trip that's the right size of kitchen anyway. You're two blocks of intent away from Reading Terminal Market, and nobody comes to Philadelphia on January 1 to cook.

The honest caveat that comes from us rather than a listing photo: Callowhill is lively, and it isn't silent at night. The listing says so too. That's the trade for standing at City Hall ten minutes after you put your coat on.

A private room is not a one-bedroom, and the difference will matter this weekend

Search any platform for "1 bedroom Philadelphia" and you'll get two different products mixed together. Know which one you're looking at before you book a New Year's trip.

  • An entire one-bedroom apartment. The door locks behind you and the kitchen, bathroom and laundry are yours. Ramblei near Chinatown & CenterCity | 1Bedroom-A is this.
  • A private room with shared common areas. Your bedroom and bathroom are yours; the kitchen, living area and laundry are shared with other guests. Ramblei at Ingersoll Temple Univ Main | Room A3 is this: a private room near Temple with a queen bed, its own bathroom with a bathtub, a desk, and a keypad lock on the door, with the kitchen and dining area used by whoever else is on the floor that week.

We say plainly on that Temple listing what we'd say to your face: the neighborhood can be lively in the evenings, and it's a budget-minded choice for someone passing through rather than the setting for a holiday weekend. If you want the room because it's cheap and you intend to be out from nine in the morning until Two Street winds down, fine, it does that job. If this is the trip where you want to make coffee in your own kitchen on New Year's morning and not negotiate a sink, book the entire apartment.

The $2,500 question

A two-night stay, December 31 to January 2, is the shortest and most expensive kind of Philadelphia booking there is, because it's two of the four or five highest-demand nights in the city's calendar. So do the arithmetic the way the invoice does it, not the way the search result does.

Across our Philadelphia listings and dates, nightly rates sit anywhere from under a hundred dollars to well over a thousand, depending on the size of the home and when you're coming. A one-bedroom for two at the bottom end of that range and a rooftop house for a dozen people at the top are not competing for the same traveler. What you should do with a $2,500 target:

  • Price the whole stay, not the headline nightly rate. Taxes and fees land on the total.
  • Check both nights at once. A unit can be open on the 31st and gone on the 1st.
  • Read the cancellation terms on the individual listing before you pay. Our Callowhill one-bedroom, for instance, isn't a cancel-for-refund booking, though we can usually move dates.
  • If the total comes in comfortably under your number, consider spending the difference on a third night rather than a bigger apartment. The Fancy Brigade Finale and Two Street both run late on the 1st, and a January 2 checkout gets thin.

One more thing about budget that nobody tells you: a kitchen on this weekend is worth money. Restaurant hours on January 1 are unpredictable, and a fridge, a cooktop and a coffee maker mean your first and last meals of the trip don't depend on who opened.

What the two days actually look like from a Center City door

December 31. Arrive, drop bags, walk. Reading Terminal Market and Chinatown are the two places to eat your way through if you're coming for food rather than history, and both sit within the Center City grid. Keep the evening loose; you want to be upright early.

January 1. The parade steps off at nine in the morning. Judging happens on the west side of City Hall by Dilworth Park, which is where the costumes get their one serious moment of scrutiny. If City Hall is packed, the performance spots further south on Broad are the ones locals use: Sansom Street in front of the Union League, Pine Street, and Carpenter Street down in South Philly. Dress for standing still in January. The Fancy Brigade Finale runs indoors at the Convention Center on Arch Street, two shows, late morning and early evening, and it's the warm option if the weather turns. Afterwards, the whole thing decants into Pennsport, onto South 2nd Street, known as Two Street for the occasion. The street party officially runs until ten at night and then moves indoors to clubhouses, bars and people's living rooms until the small hours.

January 2. This is the morning for Independence National Historical Park in Old City, when the crowds have gone home and the city is quiet in that particular hungover way. Check hours before you go; the holiday schedule isn't the normal one.

If the trip turns into a group trip

Mummers weekends have a habit of growing. Someone's brother decides to come. If you end up needing room for more than two, we'd point you in two directions.

In Old City, Luxury 3BR/3BA•Air Hockey Lounge•Walkable Old City sleeps seven in Philadelphia's historic quarter, which puts Independence National Historical Park at the end of your block and an air hockey table in the apartment for the hours when nobody wants to go back out in the cold. Old City 2BR Apt w/ Shuffleboard! Walk Everywhere! is the same neighborhood for up to seven, with a full kitchen and a shuffleboard table.

South of the route, Luxury Queens Village - 4Br 4.5Ba - Rooftop Patio sleeps ten in Queen Village, with a chef's kitchen, en-suite bedrooms, a rooftop terrace and a fire pit on the patio. That's the one for a group who want to cook a real New Year's dinner and then walk off toward Two Street rather than away from it.

Book it like someone who's done this before

Our Philadelphia apartments come furnished and stocked, cleaned professionally, with WiFi and someone reachable around the clock if a lockbox misbehaves at eleven at night on December 31, which is exactly the kind of night it happens. Short stays and multi-month ones both work; a two-night holiday booking is routine for us.

The sequence that works: fix your dates first, December 31 to January 2, then check the Callowhill one-bedroom's live availability and full total for exactly those nights. If it's taken, tell us what matters more, walking distance to Broad Street or a full kitchen, and we'll look across the rest of the Philadelphia portfolio for you. There are eighty-seven homes in this city under our care, and the right one for a Mummers weekend is rarely the one that was top of the search results.
